Located in Mayfair, 1 Grosvenor Square is an outstanding luxury development with a prestigious history. BMS projects in London constitute SCI’s main business and we are used to working in some great buildings. However, sometimes, a building is not just great, it’s stunning.
Home to the American Embassy for over 20 years, and the Canadian High Commission thereafter, the building is being converted into 44 apartments. Split over 7 floors, the accommodation comprises 2 to 5-bedroom apartments, and includes high-end penthouse and townhouse homes. It has been designed by Eric Parry Architects.
Described by LOHDA as “the world’s most exclusive residence”, it has West facing views of Grosvenor Square Gardens, is close to Hyde Park and features an entire lifestyle/wellness floor. Incorporating a gym and spa with treatment rooms, a 25m swimming pool and private cinema, Grosvenor provides luxury exclusive living, with prices starting at £8 million for a 2-bedroom apartment.
In 2018, Mace appointed Imtech as the M+E contractor for the project. SCI successfully tendered to Imtech for the BMS design and installation works for the Shell and Core and Fit-Out packages.
Using Siemens Desigo and BACnet and Centraline EagleHawk controllers, the BMS was designed for maximum efficiency. We installed the chilled water system supplying Fan Coil Units (FCU) and Air Handling Unit (AHU) coils throughout the apartments and amenity area. All FCUs site wide are PICV controlled to achieve room temperature set points, integrated by KNX. The Fit-Out standard of the homes is outstanding and includes Under Floor Heating (UFH), mirror de-misters and towel rails all controlled by SCI’s BMS.
Practical Completion of the project is due in Q1 2020, with the BMS package budget running at £1.1 million
