Located in the City of London, opposite The Guildhall, 30 Gresham Street, EC2 was originally developed by Land Securities in 2003.
The 8-floor building was re-developed, and the Category A fit-out of three floors by MJL was subcontracted to SCI in October 2017.
SCI designed, supplied, installed and commissioned the new BMS at the office building, which is home to Investec, a multi-national specialist bank and asset management company. The new BMS control system was built to serve levels 4, 5 & 6 of the building. It incorporated new Fan Coil Units (FCU) along with ventilation supply and extract systems which were interfaced into the existing Landlords systems and control panels. This was designed to provide autonomous control of the floor’s air conditioning and also provide plant monitoring. SCI installed a Trend TONN (Trend Open Network Node) integration controller to connect the two system, but retain independent control.
New chilled water (CHW), low pressure hot water (LPHW) and condensate systems were also built and commissioned by SCI, as well as extending the existing BMS system into the L06 South area of the building. We also included the design and installation of the Sprinkler Systems. The tenant BMS at 30 Gresham Street was also used to provide electrical metering in riser distribution boards. Boosted cold water meters were also configured to be monitored on the on the tenant BMS system.
This was a complex retrofit BMS project which achieved practical completion in June 2018, at a cost of £343,000.
